Rental period

Flexibility in the rental period is one of the biggest advantages of fitter apartments compared to classic rental agreements. Unlike normal apartments, which are usually rented for at least one year, fitter accommodation can be booked for very different periods of time. Everything is possible from individual nights to several years of stay. This flexibility corresponds to the changing requirements of construction projects and assembly inserts, which sometimes take shorter and sometimes longer. It is important for tenants and landlords to know the different rental models and their respective advantages and disadvantages in order to find the right solution for the specific needs.

Short term bookings

The shortest booking time for fitter’s apartments is one night. However, such very short-term bookings are rather the exception and are usually only chosen in emergencies or in the event of unforeseen delays. Bookings are more common for a few days to two weeks, for example when a fitter arrives for a minor repair or installation.

How short-term can you book fitter rooms? This depends heavily on the landlord and the current occupancy rate. Professional providers with multiple accommodations can often make a booking within 24 hours. For smaller landlords or in regions with high demand, you should expect a lead time of at least three to five days.

For very short stays, the price per night is usually higher than for longer bookings. The reason lies in the increased effort for cleaning and administration. Many landlords charge a final cleaning fee for stays less than one week, which additionally increases the daily price.

Weekly and monthly bookings

The most common form of booking is weekly or for whole months. Is it possible to book fitter apartments on a weekly or monthly basis? Yes, this is possible with most landlords without any problems and even the preferred form of booking. Many projects take between four weeks and three months, which exactly corresponds to this booking model.

With weekly booking, a fixed price per week is often agreed, which is significantly cheaper than the sum of the individual nights. For example, a week does not cost seven times the daily price, but only five to six times as much. This savings is clearly noticeable during stays lasting several weeks.

It gets even more interesting with the monthly rent. Here many landlords grant further discounts. A monthly rent is often only 20 to 25 times the daily price, although one month has 30 or 31 days. For companies that need a fitter’s apartment for several months, this model is particularly economical.

Typical price scales

  • Daily price: 100 percent
  • Weekly price: about 85 percent of the daily price
  • Monthly rent: about 70 to 75 percent of the daily price
  • Long-term rental from three months: about 60 to 70 percent of the daily price

Long-term rental and permanent rental

How long can you rent a fitter’s apartment? Basically, there is no upper limit. Some projects last half a year, a whole year or even several years. In such cases, many landlords offer special conditions that are based on the long-term rent.

In the case of stays of three months or more, landlords often speak of long-term rent. The monthly costs then fall again noticeably, sometimes by 20 to 30 percent compared to the regular monthly rent. The landlord benefits from the planning security and the low administrative effort, while the tenant benefits from the lower costs.

The contractual design is important for longer rental periods. While simple booking confirmations are usually sufficient for short stays, a detailed rental agreement is recommended for rentals lasting several months. This should contain regulations on notice periods, ancillary costs and maintenance.

Are there discounts for longer stays?

Yes, discounts for longer stays are the rule, not the exception. Most landlords grant staggered discounts that increase with increasing rental period. From one month there is often a 10 to 15 percent discount, from three months 20 to 25 percent and sometimes even 30 percent for annual contracts. These discounts should be actively addressed and negotiated.

Extensions and Shortenings

An important aspect in practice are changes in the originally planned rental period. Construction projects are often delayed, or they get ready faster than expected. Most landlords are flexible if the change is communicated in good time.

Extensions are usually possible without any problems if the accommodation has not already been rented to other guests. If the announcement is made in good time, ideally one week before the planned departure date, the booking can be extended in most cases.

Shortening is more complicated. If accommodation has been booked for four weeks and the tenant leaves after two weeks, the landlord often no longer has the option of renting out the accommodation elsewhere. Therefore, many landlords require payment of the full amount or at least part of it if they leave early. The exact regulations should be clarified before booking.

Minimum rental period

Some landlords have set minimum rental periods. Three or seven nights are typical as a minimum. The reason lies in the effort for cleaning and check-in, which is hardly worthwhile for very short stays. Especially in high-quality accommodation or in times of high demand, such minimum durations are enforced more frequently.

It is important for tenants to take this into account when planning. If you only need accommodation for two nights, you may still have to pay three nights. Nevertheless, the flexibility of the rental period makes fitter accommodation a practical solution for a wide variety of project lengths.
