Price structure of accommodation

The pricing of fitter apartments follows its own rules and differs significantly from hotels or classic rental apartments. Various factors influence the price, from the location to the equipment to the rental period. It is important for companies and fitters to understand the price structure to plan realistic budgets and find the best price-performance ratio. While some factors are obvious, lesser-known aspects also play a role in pricing. This text explains how the costs for fitter accommodation are made up and where there is potential for savings.

Basic prices and regional differences

The basic price for a fitter’s room in Germany is between 18 and 35 euros per person and night. This wide range is mainly explained by regional differences. In rural areas and smaller towns, prices are significantly lower than in metropolitan areas or big cities.

The region plays a crucial role. In industrial areas with many production facilities, demand is constantly high, which affects prices. The general living situation on site also influences the costs. In regions with a tense housing market, fitter apartments are also more expensive.

Another factor is transport links. Accommodation near highways or industrial areas can charge higher prices, as they are especially handy for fitters. The proximity to public transport also has a positive effect on the price, since not all fitters have a company car.

Pricing according to equipment

The equipment of an accommodation is a major price factor. A simple worker accommodation with basic equipment is significantly cheaper than a modern apartment for fitters with high-quality furniture. The differences can be 30 to 50 percent.

Amenities that affect the price include the quality of the beds and mattresses, the size and equipment of the kitchen, the presence of the washing machine and dryer, the internet speed and the number of bathrooms per apartment. Extras such as flat screen TVs in every room, a terrace or a garden and parking spaces directly at the house also affect the price.

Fitter apartments without commission, which are booked directly by the landlord, are often cheaper than accommodation booked via agency portals. The commission that portals charge is usually between 10 and 20 percent and is added to the price or borne by the landlord, which limits his scope for discounts.

Factors that increase the price

  • Central location in cities or commercial areas
  • High quality, modern equipment
  • Additional services such as cleaning or laundry service
  • Short rental period under one week
  • High demand in the region

Graduated prices and discounts

The rental period has an enormous impact on the price. Almost all landlords work with graduated prices, which decrease with increasing length of stay. The daily price for a one-week booking is often 15 percent below the price for a single night. For one month, the daily price is reduced by another 10 to 15 percent.

With a long-term rent from three months, the savings are even greater. Here the effective daily price can be 40 to 50 percent lower than for short-term bookings. A fitter’s room, which costs 28 euros for one night, can drop to a daily price of 15 to 18 euros with a three-month booking.

The number of rooms or apartments booked at the same time also plays a role. Companies that need multiple accommodations for a team can often negotiate better conditions. The administrative burden for the landlord is lower for collective bookings, which creates scope for discounts.

Typical price scale

  • 1-6 nights: base price 100 percent
  • 1-4 weeks: about 85 percent of the base price
  • 1-3 months: about 70 percent of the base price
  • from 3 months: about 55-65 percent of the base price

Additional costs and additional costs

In addition to the basic price, additional costs may apply. The most important are final cleaning fees, which are particularly important for short stays. These are usually between 30 and 80 euros per apartment and will be charged once upon departure. Some landlords also charge bed linen and towel flat rates when they are provided.

Deposit or deposit are also common. The deposit is usually a weekly or monthly rent and will be refunded after departure, provided no damage has occurred. In the case of corporate bookings, a deposit is sometimes waived if there is already a business relationship.

Additional costs such as electricity, water and heating are included in the price of many fitter apartments. This simplifies billing considerably. However, some landlords charge ancillary costs separately, especially for longer rental periods. The regulation should be clarified before booking in order to avoid later surprises.

Comparison with hotels

A frequently asked question is: What is cheaper: hotel or fitter’s apartment? The answer is clear: from a stay of about five days, a fitter’s apartment is almost always the more economical choice. A simple hotel room costs between 60 and 100 euros per night, while a fitter’s room is 20 to 30 euros.

With several people, the difference becomes even clearer. A hotel room can accommodate a maximum of two people, a fitter’s apartment can accommodate four to eight people. The costs per person are therefore many times lower for apartments. In addition, there is the possibility of self-sufficiency through your own kitchen, which enables further savings in the cost of catering.

The transparent price structure makes fitter apartments a calculable and economical solution for companies. With the knowledge of the various price factors, the costs can be optimally planned and significantly reduced by clever booking.
